In addition, the following projects will positively affect the permanent resident population:

  • Military base realignment will increase military and civilian personnel staffed at Eglin Air Force and Tyndall Air Force base.
  • Military companies like Lockheed will be creating plants within the area to support new projects awarded the bases.

These type of growth plans are expected to increase the annual tourist population to 6 million visitors annually and resident population is expected to grow by 34% over the next 8 years.

Currently, significant development of condos on the Gulf that were sold pre-construction are being completed.  Many of the investors who "reserved" multiple condos for purchase are unable to finance these units creating a great buying opportunity for people who want a second home on the Gulf.  Destin which already has many of the amenities we are starting to see in Panama City Beach has Gulf Front condos built in the last two years are selling for $765 a square foot where as comparable Gulf Front condos that are brand new can be purchased in Panama City Beach for as low as $320 a square foot.  We don't expect this to last long!!
